  • Before we begin touring homes, you’ll need a pre-approval letter (or proof of funds if purchasing with cash). This step helps you understand your budget and strengthens your position as a buyer.

    Your agent will work closely with your lender throughout the process to keep everything aligned and moving forward smoothly. Your lender will also help you estimate your monthly payment, including taxes and insurance.

  • We’ll sit down and talk through the process, your goals, timeline, and what you’re looking for in a home. I’ll help you explore different areas, refine your needs and wants, and set up a personalized search.

  • We’ll begin touring homes that match your criteria and adjust as needed along the way. I’ll help you evaluate each property beyond the surface so you can make a confident, well-informed decision.

  • Once you’ve found the right home, I’ll guide you through writing a strong, competitive offer based on current market conditions. We’ll review pricing, terms, timelines, and contingencies so you feel confident moving forward.

  • Once both parties have agreed to the terms and signed the contract, we move into the next phase of the process. I’ll help coordinate timelines and next steps to keep everything moving forward smoothly.

  • You’ll have the opportunity to complete inspections to better understand the condition of the home. We’ll review the results together and discuss any next steps, including potential repairs or negotiations.

  • If you’re financing your purchase, your lender will order an appraisal to confirm the home’s value. This ensures the property supports the purchase price and protects both you and the lender.

  • The title company reviews the property’s ownership history to ensure there are no liens, claims, or issues that could affect your ownership. The title commitment outlines any items that need to be resolved before closing and confirms you’ll receive clear, marketable title to the home.

  • Your lender completes the final review of your loan and confirms everything is ready for closing. At this point, you’ll receive your final numbers and be fully prepared for the next step.

  • 1–3 days prior to closing, we’ll complete a final walkthrough to make sure the home is in the agreed-upon condition and everything is ready for you to move in.

    Closing day is the best part! You’ll sign your final documents, funds will be transferred, and ownership of the home will officially be yours. Once everything is complete, you’ll receive the keys to your new home—time to celebrate!
